Opus has started construction on Rainwood Industrial, a speculative industrial facility within Rainwood Industrial Park at 9355 North 106th Street in Omaha, Nebraska. The project will deliver 272,076 square feet of new industrial space on an 18.8-acre site, targeting users seeking modern distribution and light industrial accommodation.
According to Opus, Rainwood Industrial is being brought to market in response to a shortage of high-quality industrial space in the area. Chris Trosper, senior director of real estate development with Opus, said the development is intended to meet the needs of a range of users while providing the location and building features that companies are seeking.
The site offers regional connectivity, located less than two miles from Interstate 680 and less than 10 miles from Interstate 80. It also sits directly east of northwest Omaha’s Google datacenter, positioning the project near existing infrastructure and established corporate activity.
The planned building specifications include a 32-foot clear height, 29 dock doors and two drive-in doors, supporting distribution and logistics functions. The property will also provide 176 vehicle parking spaces, designed to accommodate employee and visitor demand as well as operational needs associated with warehouse and industrial use.
Opus is serving as both developer and design-builder for Rainwood Industrial, overseeing the project from conception through construction. SVPA Architects is the architect of record, providing design services for the facility.
The industrial development is being marketed by Denny Sciscoe with Lund Company, which has been engaged to bring the property to prospective users. The project is planned as a speculative build, with the facility being constructed without pre-committed tenants in place.
Completion of Rainwood Industrial is expected in April 2027. Upon delivery, the project will add a sizable block of new industrial space to the Omaha market, in a location with direct access to key transportation corridors and proximity to regional corporate and technology assets.
