The trading of a nearly fully occupied, sub-20,000-square-foot renovated office asset in east Towson highlights sustained investor interest in stabilized, small-format buildings in supply-constrained submarkets.

MacKenzie Commercial Real Estate Services has arranged the sale of a multi-story office building at 1740 E. Joppa Road in the Parkville section of Baltimore County, Maryland. The 16,875-square-foot commercial office asset traded for $2.2 million, with MacKenzie acting as the brokerage firm on the transaction.

Michael Ruocco, senior vice president and principal at MacKenzie Commercial Real Estate Services, represented the seller, 1740 E Joppa Rd LLC. The buyer, HQ2 Office Suites LLC, acquired the property, which is also known as the Weber Missick Building. According to the brokerage, the building was nearly 100 percent occupied at the time of sale, indicating a stabilized rent roll at closing.

Ruocco described the property as an exceptionally well-maintained asset within an extremely stable section of Baltimore County, characterized by a mix of established local and national tenants with long-term leases. He noted that it is exceedingly rare for a substantially leased building under 20,000 square feet in the east Towson market to come to market for purchase, underscoring the limited availability of similar assets in this area.

The building was originally delivered in 1972 and underwent a full renovation in 2017, positioning it as a modernized office option within its competitive set despite its older vintage. The property includes retail tenants on the first floor, among them State Farm Insurance Company and SecurityPlus Federal Credit Union, adding a street-level retail component to the predominantly office use.

The combination of recent renovations, near-full occupancy, and a tenant mix that includes both local and national names supports the characterization of the building as a well-maintained and stable investment. With the transfer of ownership to HQ2 Office Suites LLC, the Weber Missick Building continues to operate as a multi-tenant office asset with ground-floor retail in a submarket where comparable, substantially leased properties of this size rarely trade.
