Trademark Property Company and partner MetLife Investment Management have closed on financing for Dunham Pointe, a planned retail and restaurant district in the Houston suburb of Cypress. With capital in place, Trademark plans to start construction of the 25-acre project on October 1, moving the development from planning into the building phase.
The project is designed as a 202,000-square-foot open-air retail and dining destination. Whole Foods Market is slated to anchor the center and is among 14 tenants that have already committed to the development. The pre-leasing activity provides an early indication of retailer interest in the site and helps establish the merchandising framework for the project.
In addition to the executed commitments, leasing efforts continue to build the roster. Active lease negotiations are underway with more than 12 prospective tenants totaling approximately 65,000 square feet. The owners have also secured letters of intent from more than 10 additional retailers, signaling further potential absorption once documents are finalized and leases are executed.
Dunham Pointe is part of a larger 1,300-acre master-planned community of the same name. Strong new-home sales within the community have helped quicken its transition from a primarily residential neighborhood into a broader mixed-use environment for northwest Houston. The new retail and restaurant component is intended to serve both existing residents and the growing population in and around the community.
The project will join Trademark Property Company's existing portfolio of Houston-area assets, which includes Market Street – The Woodlands. Adding Dunham Pointe to that footprint expands the company's presence in the region and deepens its involvement in the retail segment serving northwest Houston.
The combination of financing completion, an established anchor tenant, and a mix of committed and prospective retailers positions Dunham Pointe to move ahead on a defined development timeline. As construction begins, the project will continue to build out its tenant mix while the broader Dunham Pointe master plan advances its evolution into a mixed-use hub.
