Cushman & Wakefield has been engaged by Mattamy Homes to handle marketing for the multifamily development opportunity within Newfield, a large-scale master-planned community in Palm City, Florida. The assignment covers the residential component in Downtown Newfield as well as the broader Workplace District, which is planned to feature retail, flex and warehouse space.
The marketing effort is being led by Cushman & Wakefield professionals Nikolaus Schroth and James McKinney from the firm's Stuart, Florida office. Their focus will be on attracting one or more development partners to bring the multifamily and mixed-use elements of the plan to fruition.
Newfield is envisioned as a 3,400-acre “agrihood” community, combining residential neighborhoods with agricultural and open-space elements. The overall plan calls for approximately 4,200 residences, indicating a substantial scale of future housing delivery. In addition, the community is slated to include more than 100,000 square feet of retail and dining space, creating a town center environment with everyday services and lifestyle offerings.
The master plan also features a significant employment component. A planned Workplace District is expected to total about 2 million square feet, with a mix that includes retail, flex and warehouse uses. This district is positioned as the employment anchor for the community, supporting both on-site jobs and services for residents and surrounding areas.
Within Newfield's multifamily program, three distinct opportunities are being brought to market for one or multiple development partners. Together, these sites are planned for 414 residential units. The multifamily offerings are located in and around Downtown Newfield, which is designed as a walkable town center integrating housing, shopping, dining, recreation and employment uses in a single, connected environment.
By combining a sizable residential pipeline, a major Workplace District and a retail and dining core, the Newfield plan is intended to function as a self-contained community with diverse real estate product types. Cushman & Wakefield's assignment centers on positioning the multifamily portion of this plan to prospective development partners who can execute the residential components alongside the broader mixed-use vision.
