The 414-unit multifamily program tied to Newfield’s Workplace District signals continued appetite for integrated residential product adjacent to employment and retail nodes in master-planned communities.

Cushman & Wakefield has been retained by Mattamy Homes to lead the marketing of the multifamily development component within Newfield, a master-planned community in Palm City, Florida. The assignment covers opportunities in Downtown Newfield as well as sites within the broader Workplace District, which is planned to include retail, flex and warehouse uses. The engagement positions Cushman & Wakefield as the marketing team for the residential portion that will interface directly with the community’s employment and lifestyle areas.

The marketing effort is being led by Nikolaus Schroth and James McKinney from Cushman & Wakefield’s Stuart, Florida office. Their focus will be on identifying one or more development partners to take on the multifamily program envisioned for Newfield, aligning new residential product with the community’s broader land-use and placemaking strategy.

Newfield is planned as a 3,400-acre “agrihood” master-planned community, integrating agricultural elements with residential and commercial development. The community plan calls for approximately 4,200 residences at full build-out, alongside more than 100,000 square feet of retail and dining space. Employment uses are expected to concentrate in a Workplace District that is anchored by a planned 2 million-square-foot program, designed to accommodate a range of work-related functions.

Within this framework, the multifamily component currently being marketed includes three distinct opportunities that can be awarded to one or multiple development partners. These sites are planned for a combined 414 residential units. The locations are situated in a walkable town center environment intended to blend housing with shopping, dining, recreation and employment, creating a mixed-use setting that links the residential parcels to the surrounding amenities and job base.

The assignment underscores Mattamy Homes’ strategy to bring in external multifamily specialists to execute on a key part of the residential mix at Newfield, while maintaining the larger community vision. By positioning the multifamily offerings within Downtown Newfield and near the Workplace District, the plan is structured to connect future residents directly to the community’s retail, dining and employment nodes as the master plan is implemented over time.
