Lee & Associates has completed the sale of a four-acre industrial development site at 11330 W. Melrose Avenue in Franklin Park, Illinois, in a $4.5 million transaction. The land is planned for a new industrial facility and is positioned in a prime infill location within the O’Hare Submarket, an area noted in the announcement for its strong labor base and transportation connectivity.

The buyer, Seefried Industrial Properties, was represented in the transaction by Jeff Provenza, principal in Lee & Associates’ Illinois office. The seller in the deal was O’Brien Investment Group. In addition to brokering the sale on behalf of the buyer, Provenza and his team have been engaged to oversee leasing efforts for the planned facility, aligning the brokerage team with both the capital markets and future occupancy phases of the project.

According to the parties involved, the property’s immediate access to I-294 and its highway frontage and visibility are expected to be key advantages for future industrial users. The site sits in one of the most established logistics corridors in the Chicagoland region, where proximity to O’Hare International Airport and regional transportation infrastructure is a defining characteristic of tenant demand.

Current plans call for a new industrial building totaling 81,687 square feet of state-of-the-art space. The facility is designed with 32-foot clear ceiling heights, providing functional cubic capacity that can accommodate a range of warehousing and distribution requirements. The building program also includes 14 exterior loading docks, offering truck access and loading capabilities intended to support high-throughput operations.

In commentary on the transaction, Provenza emphasized that the combination of modern building specifications and an infill location within the O’Hare Submarket should position the project as an attractive option for companies seeking to operate in one of the region’s strongest industrial areas. The broker noted that the submarket’s labor pool, transportation links, and visibility from I-294 together underpin the site’s long-term appeal.

The industrial project is currently in the planning and pre-development phase, with delivery of the building targeted for the second quarter of 2027. As the property advances toward completion, Lee & Associates will focus on leasing the facility to occupiers whose operational needs align with the building’s scale, loading capabilities, and regional access. The transaction underscores the ongoing flow of capital into infill industrial assets near major transportation infrastructure in the Chicagoland market.
