A $116 million ground-up resort with defined wellness, F&B, and group amenities underscores ongoing investor willingness to deploy large-scale equity into experiential hospitality in leisure-driven markets like Sedona.

R.D. Olson Construction has started construction on the Senoa Resort & Spa, a new $116 million luxury hospitality project planned on 11.5 acres in Sedona, Arizona. The 70-key resort is scheduled to open in late 2028, adding a villa-style wellness destination to the local lodging inventory.

The project site is located at 150 Schnebly Hill Road in Sedona, a short drive from downtown Sedona. The resort is being positioned as a wellness-focused retreat with a low-rise, spread-out layout rather than a single large building.

R.D. Olson Construction is leading construction and is collaborating with R.D. Olson Development and Senoa Investment Partners on the project. AO is serving as the architect of record, while WATG is acting as the entitlement architect, reflecting a design and planning team with defined roles for delivery and approvals.

Plans call for the resort to be organized across 29 free-standing structures, reinforcing the villa-style concept. The buildings will be programmed to accommodate guestrooms, wellness facilities, food-and-beverage offerings, and communal spaces that support both leisure and small-group events.

A key feature of the property will be a two-story creekside restaurant, which is planned to anchor the resort’s dining offerings and take advantage of the natural setting. The food-and-beverage program will also include a Red Rock Saloon bar concept, designed as a separate destination within the resort’s amenity mix.

Outdoor and event programming is slated to include an event lawn with extensive green foliage and private access to the adjacent creek. A dedicated poolside area is also planned, providing additional recreation and relaxation space for guests within the 11.5-acre site.

The wellness component of Senoa Resort & Spa will feature a 5,500-square-foot spa facility, intended to serve as a primary draw for health and relaxation-focused visitors. Complementing the spa, the plans include a 3,200-square-foot multipurpose space designed to accommodate meetings, events, and group functions.

Guest accommodations are planned to range from 600-square-foot king bedrooms to 720-square-foot suites, as well as a 1,300-square-foot presidential suite at the top of the offering. Room layouts are being designed with indoor-outdoor configurations, aligning the accommodations with the resort’s emphasis on the surrounding landscape and climate.

With construction underway and an opening targeted for late 2028, the Senoa Resort & Spa is set to bring a new high-end, wellness-oriented hospitality option to Sedona, supported by a development and design team that includes R.D. Olson Construction, R.D. Olson Development, Senoa Investment Partners, AO, and WATG.
