Newmark has reported a sustained run of leasing activity at 10000 Energy Drive in Spring, Texas, with approximately 180,000 square feet of new leases completed over the past 16 months. The recent commitments, which include six headquarters leases, have lifted the 10-story, Class AAA office property to nearly 90% occupancy.
Newmark professionals David Baker, Elliott Hirshfeld and Kristen Baker act as the exclusive leasing agents for 10000 Energy Drive. The property is highlighted on Spear Street Capital's website, underscoring its profile within the broader office market.
The new leasing has been concentrated in the South Tower, where several corporate users have committed to space. Tenants joining the property include DSV, Iron Oak Energy Solutions, Enerflex and TETRA Technologies, the latter having been announced in December. Two additional headquarters tenants, whose names were not disclosed, have also signed leases in the South Tower.
With this wave of activity, 10000 Energy Drive is approaching full stabilization. Nearly 90% occupancy across the campus reflects both the size of the commitments and the appeal of the building to large corporate users seeking modern office environments. The South Tower's new tenants expand a roster that already includes a significant single-tenant presence in the adjoining structure.
10000 Energy Drive comprises 563,716 square feet of office space and is positioned to accommodate modern workplace requirements as well as large-scale corporate functions. Developed in 2014, the property is described as a trophy asset and is designed to support contemporary office use with scale and flexibility for major occupiers.
Amenities at the property include more than 40,000 square feet of indoor and outdoor conference facilities, providing space for meetings, collaboration and events. Tenants also have access to a fitness center and a food hall, features that aim to support employee well-being and on-site convenience.
The campus configuration includes both a North Tower and a South Tower. While the recent leasing has been concentrated in the South Tower, the North Tower is fully occupied by Expand Energy. This single-tenant occupancy in the North Tower, combined with the recent multi-tenant and headquarters leasing in the South Tower, contributes to the near-90% occupancy level across the overall property.
The activity at 10000 Energy Drive over the last 16 months reflects continued interest from corporate users in high-quality, amenitized office properties. With multiple headquarters commitments and a roster of energy and industrial-oriented tenants, the property continues to serve as a hub for large occupiers seeking modern space in Spring.
