Midtown Capital Partners has secured acquisition financing from Knighthead Funding for a portfolio of 13 urban-infill, small-bay industrial assets in Doral, Florida. Knighthead Funding provided a $63 million loan that supports Midtown Capital Partners’ off-market purchase of the portfolio, which traded for a final price of $86 million.

The financing was arranged by a Knighthead Funding team led by Jonathan Daniel, Alexandra Wiggins, and Joseph Marraccini. Arrow Real Estate Advisors negotiated the financing on behalf of Midtown Capital Partners, aligning the capital structure with the buyer’s acquisition of a concentrated industrial footprint in Doral.

The seller developed and assembled the collection of properties over nearly three decades, ultimately creating what is described as an institutional-scale small-bay industrial portfolio in a segment that is otherwise highly fragmented. The long-term aggregation effort by the seller resulted in a single offering that combines multiple similarly sized industrial buildings under one transaction.

The portfolio totals approximately 290,000 square feet across 13 small-bay industrial buildings situated on 13.33 acres. Property features across the collection include 158 loading bays and approximately 429 parking spaces, supporting multi-tenant and loading-intensive industrial use. Clear heights range from 16 to 22 feet, consistent with small-bay industrial product that can accommodate a variety of local and regional users.

All 13 properties are located within a one-mile radius, providing Midtown Capital Partners with a geographically concentrated cluster of industrial assets. The portfolio benefits from convenient access to major regional transportation corridors and proximity to Miami International Airport, positioning the assets to serve users requiring connectivity to airport, highway, and broader logistics networks.

The transaction illustrates continued lender interest in urban-infill industrial product, particularly small-bay assets in supply-constrained, infill locations. With both the acquisition price and loan amount disclosed, the deal highlights the role of non-bank lenders such as Knighthead Funding in providing sizable, acquisition-focused loans for institutional-scale industrial portfolios. The off-market nature of the sale underscores ongoing competition for well-located industrial assets in Doral and the wider Miami area.

By closing this transaction, Midtown Capital Partners adds a diversified, multi-building industrial portfolio to its holdings, backed by a single-source loan structure from Knighthead Funding and financing terms negotiated by Arrow Real Estate Advisors.
