Elecor Properties has outlined a comprehensive upgrade program for 1633 Broadway, a 2,500,000-square-foot office tower in Midtown Manhattan. The company has released plans for a significant transformation of the building that will focus on both the arrival sequence and the tenant experience within the property.
A central element of the initiative is a redesigned and expanded lobby. Elecor intends to reimagine the entrance and ground-floor experience so that the building’s arrival sequence more closely aligns with the image of 1633 Broadway as a prominent Midtown office address. The refreshed lobby is described as part of a broader effort to enhance how tenants and visitors first encounter the property.
Beyond the lobby work, Elecor is planning more than 40,000 square feet of amenities dedicated exclusively to tenants. These amenities are expected to support hospitality, wellness, and meeting and gathering uses within the building. According to the company, the expanded amenity program is intended to introduce new experiences for occupants while reinforcing the tower’s position as a premier office destination in Midtown.
The amenity expansion will be concentrated on the second and 17th floors of the tower. These levels are being positioned as new amenity destinations that will complement the changes to the lobby and overall entry experience. While specific design details were not disclosed, Elecor has emphasized that the amenities will be reserved for building tenants and will cover a range of hospitality- and wellness-oriented spaces, along with areas for meetings and gatherings.
Elecor’s plans at 1633 Broadway form part of a larger capital improvement strategy that the firm is pursuing across its portfolio in New York and San Francisco. The company has described this program as an ongoing investment approach rather than a one-off renovation, signaling that 1633 Broadway is one of several properties receiving upgraded features and spaces.
Peter Brindley, executive vice president and head of real estate at Elecor, highlighted the significance of the building within Midtown Manhattan. He characterized 1633 Broadway as a defining address in the submarket and framed the current investment as a way to build on the property’s existing strengths. Brindley noted that the initiative is intended to draw on the building’s successful history while positioning it to remain a leading Midtown office tower in the years ahead.
