CRE Market Beat Take
Leasing momentum into a newly renovated Rock Spring Park asset suggests that well-capitalized suburban landlords investing in modern buildouts can still attract professional services tenants. For lenders and owners, this deal reinforces that targeted capital expenditure can be a key differentiator in competitive office submarkets.

Colliers has arranged a new office lease for the Grossberg Company at 6550 Rock Spring Drive in Bethesda, Maryland. The professional services firm committed to 18,567 square feet of newly renovated office space within Rock Spring Park, an established office campus in the Bethesda market.

The Grossberg Company, described as one of Washington, D.C.’s providers of accounting, tax and business consulting services, selected the space following a comprehensive renovation program at the property. The location is positioned to serve clients and employees across Bethesda, Washington, D.C., Northern Virginia and Frederick.

Colliers professionals Nate Crowe and Katie Datin represented the landlord, Rock Spring Properties, in the transaction. The brokerage team worked with Rock Spring Properties to shape a workplace environment intended to attract and support tenants such as the Grossberg Company and to align the building with the evolving requirements of office users.

Rock Spring Properties is characterized as a long-term owner of real estate, with a portfolio that includes six buildings within Rock Spring Park. The firm has continued to invest in the park, and 6550 Rock Spring Drive is one of the assets benefiting from this ongoing attention.

The property is located at the intersection of I-270, I-495 and Old Georgetown Road, providing regional connectivity. From this location, tenants have access to Bethesda, Washington, D.C., Northern Virginia and Frederick, underscoring the building’s role as a suburban office option with links to multiple employment and client hubs.

Before the lease was executed, Colliers served as an advisor on a multi-million renovation program at 6550 Rock Spring Drive. The improvements introduced a new entry sequence and lobby, along with a state-of-the-art shared conference room, a podcast room and a tenant lounge. These upgrades were aimed at enhancing the building’s common areas and shared resources to better meet contemporary office expectations.
