Prologis has purchased a 69-acre site in Minooka, Illinois, where it intends to develop Minooka Exchange, a modern logistics facility totaling 1,002,000 square feet. The project is planned as a large-format industrial building designed to serve users active in the broader Chicagoland distribution network.
The planned Minooka Exchange facility will be a single-story, cross-dock warehouse, a configuration intended to support high-throughput distribution operations. The building is slated to offer a 40-foot clear height, allowing for high stacking and modern racking systems. Site plans also call for 290 car parking spaces to accommodate employees and visitors.
Truck circulation and loading are central to the design, with a 185-foot truck court providing maneuvering room for tractor-trailers and efficient dock access. The exterior is expected to feature full-height glass entryways, along with wood accents at each building corner, giving the project a contemporary appearance while maintaining its functionality as a logistics asset.
The development site is positioned within a major logistics hub and will benefit from connectivity to regional transportation routes. Access to Interstate 80 will be available via the recently upgraded interchange at Ridge Road, which supports both local and long-haul distribution. The location is also described as being convenient to new retail amenities that serve the surrounding area.
Rail connectivity is a defining characteristic of the site, which is adjacent to Canadian National Railway’s Chicago Logistics Hub, currently under construction. Proximity to this rail infrastructure is expected to enhance multimodal freight options for future users of Minooka Exchange, linking truck and rail networks within the broader Chicago-area supply chain.
“Minooka Exchange will add more than 1 million square feet of modern logistics space to Chicago’s supply-constrained market, providing the capacity local businesses need to operate and grow,” said Josh Bauer, vice president and investment officer at Prologis. He added that moving forward with a project of this scale reflects the company’s relationships in the local market and its development capabilities.
The combination of freeway access, adjacency to a major rail hub and large-scale modern warehouse specifications positions Minooka Exchange to serve a range of logistics, distribution and industrial users. As planning and development progress, the project will contribute significant new industrial inventory to the Chicago-area logistics corridor anchored by Minooka and the surrounding submarkets.
