Avison Young has advised A-V Services Realty LLC, an electronics and technology company, on the purchase of a 40,000-square-foot industrial flex property in Fairfield, NJ. The asset, located at 60 E. Rte. 46, will serve as the company's first owned headquarters location, marking a shift from leased space to ownership. Renovation work at the property is scheduled to begin in November as A-V Services prepares to consolidate its operations at the site.

The building combines warehouse and office components in a two-story configuration, enabling clear separation of corporate and industrial functions. This layout is described as flexible enough to support office, light industrial, showroom, and distribution uses, giving the buyer optionality in how it programs the space over time. The property's location places it within convenient reach of New York City, a factor that played into the company's decision to acquire rather than continue leasing.

A-V Services Realty LLC was represented in the transaction by Avison Young principals Ed English and Ron Ganter. Their role included advising the buyer through an acquisition process that was characterized as requiring patience, creativity, and flexibility. According to English, Avison Young has worked with A-V Services for many years, previously helping the company extend leases and expand its footprint on multiple occasions as its business needs changed.

English noted that A-V Services' continued growth ultimately made ownership a strategic choice. By purchasing the Fairfield property, the company gains long-term control over a facility that can evolve with its business, while removing the need to negotiate future lease extensions. The acquisition is intended to provide a stable, long-term headquarters and operational hub at 60 E. Rte. 46 in Fairfield, within what English characterized as striking distance of New York City.

The transaction underscores ongoing user demand for industrial flex assets that combine office, warehouse, and distribution capabilities in a single property.
