Stockdale Capital Partners and funds managed by Hamilton Lane have completed the acquisition of The Shoppes at Chino Hills, an open-air lifestyle center located in the Inland Empire community of Chino Hills. The retail property totals 378,140 square feet, and the transaction was valued at $157 million. Stockdale led the acquisition, with Hamilton Lane participating as a co-investor in the deal.
According to Stockdale, The Shoppes at Chino Hills offers a rare opportunity to control a Main Street-style retail environment in one of Southern California’s more desirable and supply-constrained submarkets. The firms view the property as a high-quality retail destination supported by strong local demographics and a tenant mix oriented toward experiential retail.
Stockdale executives Bastian Peters and Jeff Bhathal, who lead the firm’s retail platform, described the center as aligning with their strategy of acquiring high-quality retail assets where they see potential to enhance performance. They cited the property’s embedded growth potential and the ability to unlock additional value through active asset management and execution of a targeted business plan.
As part of the transition following the closing, the ownership group plans to rebrand the property. The Shoppes at Chino Hills will be renamed The Shops at Chino Hills, reflecting a new identity for the open-air center. Ownership also intends to implement a remerchandising and repositioning strategy designed to refresh the property’s presence in the market.
Details of the forthcoming rebranding and repositioning program have not yet been disclosed. The new owners indicated that further information on the updated merchandising mix, marketing approach, and other strategic changes will be released in the coming months as the plan is finalized and executed.
The asset was brought to market and marketed for sale by a CBRE team based in the firm’s Irvine office. The sales assignment was handled by CBRE professionals Jimmy Slusher, Mark Damiani, James Tyrrell and Shaya Northrup, who oversaw the process of presenting the open-air lifestyle center to prospective investors.
The acquisition underscores ongoing investor interest in open-air retail formats within established suburban communities, particularly centers that already benefit from a strong customer base and a curated mix of tenants. By combining a significant purchase price with a business plan centered on rebranding and repositioning, the new ownership group is signaling an intention to actively manage the property to capture additional upside over time.
While specific details about the existing tenancy, lease terms, and merchandising changes have not been released, the transaction positions Stockdale Capital Partners and Hamilton Lane as the new stewards of a sizable lifestyle center in the Inland Empire. The property now enters a new phase under its revised name, The Shops at Chino Hills, with a value-creation program to follow the closing of the sale.
