JLL has arranged a major industrial lease in Stafford, Virginia, where J.E. Richards LLC has committed to a large newly built warehouse along the I-95 corridor. The electrical contractor, based in Lanham and focused on serving the data center sector, signed a 935,000-square-foot lease at 211 Centreport Parkway in Stafford County.
The transaction was brokered by JLL and NAI Michael, with clearly defined roles on each side of the deal. JLL’s John Dettleff represented the landlord, Flint Development, while NAI Michael’s Michael DiMeglio and Michael Isen represented J.E. Richards. The parties did not disclose lease economics, but the size of the commitment underscores the importance of the facility to the tenant’s operations.
According to JLL, this lease represents the largest single industrial transaction ever completed between the Metro DC and DC-Richmond corridors. J.E. Richards plans to relocate approximately 500 employees to the new warehouse, signaling a substantial operational shift for the company as it consolidates or expands its footprint in the region.
The property, branded as Capitol 95 Logistics, was recently delivered by Contegra Construction Co. and Flint Development. The building is described as a Class A industrial facility and is one of only two Class A industrial buildings larger than 800,000 square feet across the Metro DC and DC-Richmond markets. JLL reports that both of these large-format buildings have been leased within 12 months of delivery.
JLL also represented the listings on both of the over-800,000-square-foot Class A assets, indicating consistent institutional brokerage involvement in the corridor’s largest industrial deals. While financial terms were not made public, the rapid absorption of these large warehouses points to continued occupier demand for modern, bulk logistics space serving data center-related and other regional distribution needs.
