Newmark has arranged a new industrial lease for precision manufacturer Nominal Machining at 11415 Folsom Boulevard in Rancho Cordova. The brokerage said it represented the tenant in securing a 21,105-square-foot space, positioning the company within a heavily serviced power environment and a fully conditioned building envelope that aligns with its specialized production needs.

Senior managing director Mike Smith, associate director Cole Cummings and associate Irina Shpyrka led the Newmark team representing Nominal Machining in lease negotiations. The firm worked on behalf of the tenant to identify and secure a facility that could simultaneously satisfy location, power and space-conditioning requirements, a combination described as difficult to find in the current industrial landscape.

Nominal Machining is a precision computer numerical control machine manufacturing company serving clients in aerospace, defense, semiconductor and medical industries across the Sacramento region. Its operations demand substantial and reliable power capacity, as well as tightly controlled interior conditions, due to the tolerances and technology involved in producing components for these sectors.

The property at 11415 Folsom Boulevard is owned by WCM Investment Management, according to Newmark. The building offers Highway 50 frontage, which provides regional access and visibility within the Sacramento-area industrial corridor. Newmark noted that the site delivers heavy power with the potential to add more, alongside fully conditioned space that supports advanced manufacturing and other power-intensive industrial uses.

Cole Cummings characterized the search criteria as especially challenging, noting that Nominal Machining needed the right location, the right power availability and a fully conditioned interior at the same time, and that this combination is scarce in the local market. He added that power has become a primary driver of decision-making for manufacturing tenants, and that industrial buildings capable of delivering robust power supply tend to see limited vacancy durations.

The lease underscores ongoing demand from advanced and precision manufacturing users in the Sacramento region who require upgraded building systems and reliable infrastructure rather than standard warehouse specifications. Within this context, properties like 11415 Folsom Boulevard that already provide heavy power and conditioned environments appear to be well positioned to capture specialized industrial tenancy.
