Granite Properties has completed the sale of Factory Six03, a 215,111-square-foot Class A creative office building in Dallas’ West End district. The asset, located at 603 Munger Ave., was acquired by DealCo. The transaction involves one of the West End’s most prominent historic properties, combining a legacy industrial structure with a modern office program.

Factory Six03 was originally built in 1903 as the headquarters of the Brown Cracker and Candy Company. Reflecting its long history, the property is listed on the National Register of Historic Places and has been designated a City of Dallas Landmark. These designations underscore the building’s architectural and historic significance within the city, as well as its protected status.

Granite Properties led a comprehensive redevelopment of the former manufacturing facility between 2015 and 2017. The project preserved key historic elements, including the building’s original brick and timber construction and its rooftop water tanks. At the same time, Granite modernized building systems and repositioned the property as a contemporary creative office destination.

The redevelopment program added a range of amenities designed to support modern office users. These include a rooftop lounge, an outdoor plaza, and a large conference center intended to accommodate tenant meetings and events. The property also features coworking space operated by The Common Desk, expanding the project’s appeal to smaller tenants and flexible-space users.

At the time of sale, Factory Six03 was 78% leased. The tenant roster is described as high-credit, with the building anchored by Sam’s Club and Blue Cross Blue Shield. This occupancy profile positions the property as a stabilized, income-producing asset within the Dallas office market, supported by established corporate tenants.

Cushman & Wakefield represented Granite Properties in the transaction. The brokerage team included Todd Savage, Russell Ingrum, Jared Chua, Kelsey Shebay, Matt Murphy, Cole Sutter, and Kiana Nemati. Their mandate covered marketing the property and advising the seller through the sale process.

The combination of historic character, modernized building systems, and amenity-rich programming distinguishes Factory Six03 within the West End submarket. Its conversion from an early 20th-century industrial facility into a Class A creative office project illustrates the ongoing reuse of legacy building stock in established urban districts, while the sale to DealCo marks the latest change in ownership for this Dallas landmark.
