GBMC Communities is moving forward with plans for a new flex-space commercial condominium project near downtown New Braunfels. The development, branded as Latitude, is planned for a 6.46-acre site at 710 N. Walnut Ave., positioning it close to the city’s core business activity. The project is structured as commercial condominiums, giving occupants the option to own their space rather than lease it.
The Latitude plan calls for 12 separate buildings totaling 65,000 square feet. Within those buildings, the project will offer 45 individual bays configured to accommodate a range of space needs. Bays are expected to range from 1,000 to 7,500 square feet, providing flexibility for a variety of small enterprises that may require anything from compact workspaces to larger light-industrial footprints.
According to reporting from The San Antonio Business Journal, the project is being targeted to contractors, e-commerce businesses, artists and other small companies that are looking to establish a permanent home for their operations. The condominium structure is intended to appeal to users that prefer to build long-term equity through ownership while retaining the practical characteristics of light-industrial space.
The design concept emphasizes functionality for small businesses that rely on flexible, industrial-style layouts. While specific interior build-outs are not detailed, the project is positioned to support a mix of business types that need both workspace and storage, while maintaining proximity to downtown New Braunfels. The range of bay sizes broadens the potential user base to include both very small operators and more space-intensive users.
GBMC Communities is targeting a construction start in the second quarter of 2027. Deliveries of the Latitude bays are anticipated in the first quarter of 2028, giving potential owner-users a defined development and occupancy timeline. The schedule sets roughly a year between groundbreaking and expected completion, although detailed phasing has not been disclosed.
The Latitude project represents the latest in a series of developments by New Braunfels-based GBMC Communities. The company has previously focused on residential condominium communities in the city, with prior projects including Dovetail, The Mercer, Agave Lofts and Yaupon. With Latitude, GBMC is extending its condominium experience into a flex-space commercial format aimed at smaller businesses seeking ownership-oriented, light-industrial-style space near downtown New Braunfels.
