An institutional investor has acquired a fully leased industrial campus in South Carolina’s Upstate logistics corridor. Brennan Investment Group and Grandview Partners sold Crossroads Logistics Park in Spartanburg, SC, an 814,000-square-foot industrial property, for $99,500,000.
Commercial Search reports that Invesco Real Estate purchased the campus. At the time of the sale, the property was 100% occupied, and the average remaining lease term across the tenant roster exceeds five years, indicating a stabilized cash flow profile for the new owner.
Crossroads Logistics Park is located at 151 International Park Drive in Spartanburg. The campus consists of three industrial buildings: two facilities of 168,480 square feet each and a larger warehouse totaling 477,360 square feet. Together, these structures comprise the 814,000 square feet of industrial space cited in the transaction details.
The park spans approximately 70 acres and is positioned near Interstate 85. This highway is identified in the report as South Carolina’s Upstate logistics corridor, a route that connects Charlotte, North Carolina, and Atlanta and spans 10 counties. The location offers frontage within a regional distribution network that serves multiple Southeastern markets.
Brennan Investment Group began construction on Crossroads Logistics Park in March 2022. J.M. Cope Construction served as the general contractor for the project, overseeing development of the multi-building industrial campus from ground-up construction through delivery.
JLL Capital Markets arranged the investment sale on behalf of the sellers. The JLL team of Dave Andrews, Pete Pittroff, Michael Scarnato, Michael Lewis and Jack Barnes led the negotiations for Brennan Investment Group and Grandview Partners, guiding the process that resulted in the sale to Invesco Real Estate.
The trade of Crossroads Logistics Park combines large-scale industrial square footage, full occupancy, and a remaining lease term extending beyond five years, all within a logistics corridor that links major Southeastern population centers. The transaction underscores ongoing investor interest in stabilized industrial assets along key highway networks.
