Waterton’s light value-add approach to a high-rise in Belltown underscores investor focus on operational enhancements in well-located urban multifamily rather than distressed pricing.

Waterton has expanded its multifamily portfolio with the acquisition of Arrive, a 344-unit high-rise apartment community in Seattle’s Belltown neighborhood. The transaction covers only the residential portion of the mixed-use tower, which occupies floors 11 through 42 above a hotel component in the same building.

The firm plans a light value-add strategy targeted across the residential units and shared spaces. According to Waterton, the improvement program will focus on the apartment interiors, common areas, amenity spaces and hallways, indicating an emphasis on refreshing existing features rather than undertaking a full repositioning of the property.

Ben Slack, vice president of acquisitions at Waterton, noted that Arrive’s location in the heart of Belltown places residents within walking distance of many of Seattle’s largest employers, including Amazon, Google and Apple. He also highlighted the community’s proximity to a wide range of restaurants, retail options and waterfront amenities, all of which continue to support renter demand in the immediate area.

Arrive provides a diverse mix of apartment homes, including studios and one- and two-bedroom floorplans, designed to appeal to a range of renter preferences. The property also features five penthouse rental homes on the 41st floor, offering larger two-bedroom/two-bath and three-bedroom/three-bath configurations for residents seeking more space and higher-end layouts within the tower.

Residents have access to a suite of amenities concentrated on the upper levels of the building. The community includes a lounge on the 42nd floor with conversation and cafe-style seating, as well as coworking spaces intended to support remote and hybrid work patterns. A rooftop terrace at the same level provides sweeping views of the surrounding vistas, reinforcing the property’s high-rise positioning within the Belltown skyline.

By acquiring only the residential component above an active hotel, Waterton is adding a vertically integrated, mixed-use asset to its portfolio in a walkable urban neighborhood. The combination of a central Belltown location, direct access to major technology employers and an amenity package focused on views and flexible workspaces positions Arrive as a competitive offering in Seattle’s rental housing market.
