The site layout is expected to leverage the lake as a central feature, with commercial uses organized around the water. Bella Prosper will incorporate a mix of single-story office buildings and office space situated above ground-floor restaurant and retail space, indicating a low- to mid-rise format that blends traditional office product with street-level commercial uses.
The hospitality element of the project is planned as a 139-key hotel oriented toward business travelers. While specific branding details have not been disclosed, the hotel is described as catering to business demand, aligning it with the office and commercial footprint across the site. A public parking deck is also planned as part of the program, providing structured parking to serve the mix of office, hotel, retail and restaurant users.
On the retail side, Bella Prosper is slated to deliver at least 60,950 square feet of retail space. That square footage is expected to accommodate a range of retailers and food-and-beverage concepts, though individual tenants have not been identified. The project will also feature a park with a water feature, adding publicly accessible open space to the overall plan and further integrating the lake into the site experience.
According to reporting from Community Impact, Bella Prosper is projected to generate $59,800,000 in annual taxable sales once the commercial program is fully realized. Over a 25-year period, developers estimate that the project, in its entirety, will create $88,300,000 in net benefits for the town. These estimates underscore the local government’s expected fiscal gains from sales activity and related economic impacts tied to the project’s retail, restaurant, hotel and office components.
Construction on Phase 1 of Bella Prosper was originally anticipated to begin in late 2027.
