CRE Market Beat Take
The addition of a daily-needs grocer alongside new medical space illustrates how urban mixed-use assets are leaning into healthcare and convenience retail to reinforce tenant stickiness and capture local demand.

Transwestern has arranged a new grocery lease at 680 N. Lake Shore Drive, where ownership has secured 680 Lakeside Market for a 5,512-square-foot space. The building is owned by Golub & Company and TopMed Realty, which together control the property and have been adding complementary uses to its existing mix of medical and retail users.

Transwestern Senior Vice President Katie Steele represented the ownership group in the lease negotiations with 680 Lakeside Market. In commenting on the transaction, Steele noted that 680 N. Lake Shore Drive continues to build on its positioning as a hub focused on wellness and convenience within Streeterville’s Medical Research District. She added that the grocer is expected to improve the everyday experience for people who work in or visit the building.

680 Lakeside Market is operated by the same team that runs Lakeside Foods in Winnetka, Illinois, a full-service supermarket. While the Winnetka store provides a broader supermarket offering, the new location at 680 N. Lake Shore Drive is tailored to the needs of building occupants and nearby users, with a curated selection intended to support frequent, convenient visits.

The grocer’s format includes fresh produce, grab-and-go options, sandwiches, salads and a range of prepared meals. This mix is positioned to serve professionals, patients and visitors who require quick-service food and basic groceries within close proximity to medical and office uses. The transaction introduces another ground-level retail component to the property, adding to the building’s service-oriented tenant base.

Alongside the new grocery lease, the property has also seen recent medical build-out activity. Pinnacle Fertility Illinois has completed construction of its ambulatory surgery center within 680 N. Lake Shore Drive. The addition of this specialized medical facility underscores the building’s role in supporting healthcare-related demand in the surrounding area.

Ownership’s strategy at 680 N. Lake Shore Drive integrates healthcare providers with daily-needs retail, including the newly signed grocer. These offerings are described as serving a growing population in Streeterville, reflecting ongoing demand for both medical services and convenient food and grocery options. The combination of a surgery center and a neighborhood-focused market within the same asset highlights the continued evolution of mixed medical and retail environments in established urban districts.
