RangeWater Residential has acquired the Bell Buckhead West multifamily community in Atlanta from Bell Partners for $54.9 million. Bell Partners originally purchased the property in 2017 for $62 million, and the community is located at 3201 Downwood Cir. in Atlanta. Following the transaction, RangeWater rebranded the asset as Blaine Buckhead West, signaling a refreshed identity for the property under its new ownership.
The newly named Blaine Buckhead West totals 280 units and was delivered in 2015, positioning it as a relatively new asset within the local rental market. The community offers a mix of studios and two-bedroom apartments, with unit sizes ranging from 676 square feet for studio layouts up to 1,189 square feet for two-bedroom residences. This range provides options for a variety of renter profiles, from single residents to small households seeking larger floor plans.
Rents at Blaine Buckhead West currently span from $1,399 to $2,345, reflecting pricing across the community’s unit mix. These stated rent levels frame the property’s revenue profile and may serve as a reference point for comparable assets in the surrounding area. While specific occupancy metrics and lease-up details are not disclosed, the combination of recent-vintage construction and institutional ownership underscores the property’s positioning within the multifamily segment.
The community features an amenity package that includes a fitness center and swimming pool, alongside a 24-hour Java Bar and Lounge intended to support resident convenience and social interaction. Additional offerings such as a Bocce Ball Court, a game room with a pool table, and a Sky Lounge Rooftop Deck further round out the property’s shared spaces. These amenities are designed to enhance the resident experience and align the asset with contemporary expectations for Class A multifamily communities.
Separately, Sun Life Financial announced that it acquired Bell Partners for $350 million. As a result of this transaction, Bell Partners became part of Sun Life’s multifamily operating platform. The acquisition links an established multifamily firm with a large institutional capital provider, integrating Bell Partners’ capabilities within Sun Life’s broader real estate strategy.
