A multi-tenant retail property at 2515 E. Coast Highway in Corona del Mar has changed hands in a $13.7 million transaction arranged by Coastal Commercial and Marcus & Millichap. The asset, described as a prominent retail property in the coastal community, drew attention from investors active in and connected to Orange County.
The sale effort attracted more than 10 offers, according to the firms involved, leading to multiple rounds of competitive bidding before a buyer was selected. Interest reportedly came largely from high-net-worth private investors, many of whom already had ties to the Orange County market and were seeking exposure to well-located coastal retail.
Following this competitive process, the property ultimately closed at a price that was $700,000 above the asking level. The pricing outcome underscores how investor demand coalesced around the combination of location, visibility, and on-site amenities offered at the site.
Coastal Commercial and Marcus & Millichap jointly handled the transaction. Representation was provided by Nathan Holthouser of Coastal Commercial and Ron Duong of Marcus & Millichap, who worked together to market the property and manage the offer process through the various bidding rounds.
Holthouser noted that investor response was particularly strong because prospective buyers quickly focused on the underlying real estate fundamentals. He pointed to the property's extensive frontage along Pacific Coast Highway as a key attribute, highlighting the visibility and traffic that corridor provides to retail operators in Corona del Mar.
The site includes approximately 20 on-site parking spaces, a feature Holthouser characterized as extremely difficult to replicate in the surrounding area. In a dense coastal environment where parking is often constrained, this level of on-site parking was presented as a differentiator that can enhance tenant appeal and support long-term performance.
Another element drawing investor interest was the property's configuration as a collection of mostly smaller commercial spaces. According to Holthouser, this layout can position ownership to adjust tenancy over time and seek to maximize rental levels as leases roll, while maintaining a diversified roster of occupants rather than relying on a single large tenant.
The transaction reflects continued investor focus on coastal Orange County retail assets with strong fundamentals, as participants were willing to compete aggressively for a property that offers prominent highway frontage, hard-to-replace parking, and flexible multi-tenant configuration in Corona del Mar.
