Converting a downtown office tower into a Hilton-branded hotel and timeshare complex highlights how owners can repurpose legacy office assets toward hospitality-driven income streams.

Office space at the downtown Fifth Third Center in Nashville is set for a major hospitality-focused conversion, with hundreds of hotel and timeshare units replacing traditional office floors. According to reporting cited from the Nashville Business Journal, the repositioning will introduce Hilton-branded offerings under the LXR Hotels & Resorts flag alongside Hilton Grand Vacations timeshare product.

Pivot Real Estate Partners and Hastings Architecture are leading the transformation of the 30-story tower, currently an office property, into a mixed hotel and vacation ownership destination. The building, located at 424 Church St. in the city’s core, is programmed to deliver a combined total of 483 keys. Plans call for 318 traditional hotel rooms and 165 timeshare units, bringing together short-stay and ownership-oriented hospitality uses within the same vertical asset.

The project’s design calls for distinct amenity experiences for the two user groups. Separate amenity spaces are planned for hotel guests and timeshare owners, signaling a strategy to tailor services and common areas to different stay patterns and expectations while still sharing the overall building infrastructure. A ballroom is also planned, positioning the property to accommodate events and group business once the conversion is complete.

Ground-floor activation is a central component of the planned repositioning. The tower’s street level is expected to feature a lobby bar, an all-day restaurant, and dedicated retail and coffee space, creating multiple points of entry and engagement for both guests and the surrounding downtown community. Outside, the building’s plaza is slated to add an outdoor bar paired with a food-and-beverage concept, further enhancing the property’s visibility and relevance at the pedestrian level.

Pivot Real Estate Partners acquired Fifth Third Center in August of last year for $55.25 million, positioning the firm to execute the current conversion strategy. While specific project timelines, financing terms, and branding details beyond the Hilton family affiliations have not been disclosed, the initiative represents a significant repositioning of an existing high-rise office tower toward hospitality and timeshare uses. The combination of branded hotel rooms, vacation ownership units, and expanded food-and-beverage offerings is intended to reshape how the 30-story building engages with downtown Nashville’s visitor and business traffic.
