Marcus & Millichap has arranged the disposition of Creekside Village, a 31-unit multifamily community located in Grain Valley, Missouri, on behalf of its ownership entity, Creekside SPE – Apartments, LLC. The sale underscores ongoing investor attention on suburban apartment assets within the broader Kansas City area.
Associate director of investments Jacob Carroll and investment specialist Aaron Kuroiwa, both with Marcus & Millichap, held the exclusive listing to market the property for the seller. Working out of the firm’s Kansas City and Indianapolis offices, the team also secured the buyer, identified as an investor based in Kansas City. Carroll noted that Creekside Village drew strong interest from prospective purchasers due to its position in one of the Kansas City area’s faster-growing suburban submarkets.
Creekside Village Apartments is situated on a 1.21-acre site at 900 N.E. Deer Creek Road in Grain Valley. Delivered in 2007, the property comprises 31 one- and two-bedroom units across a total of 28,055 rentable square feet. The scale and vintage of the asset position it squarely in the low-rise suburban multifamily segment, with a unit mix oriented toward smaller household types.
The community lies approximately 25 minutes east of downtown Kansas City, providing residents with commuter access to the region’s primary employment and cultural hub while remaining in a suburban setting. Its location places it near a range of retail, dining, and recreational options, contributing to the appeal cited by investors during the marketing process.
While full transaction terms were not disclosed, the marketing assignment and completed sale demonstrate continued capital flows into suburban multifamily in the Kansas City metro. Marcus & Millichap’s role in exclusively listing and ultimately closing the disposition illustrates ongoing brokerage activity in secondary suburban nodes such as Grain Valley within the larger regional apartment market.
