The DoubleTree San Antonio Airport trade, backed by a $36.4 million Fortress acquisition loan, underscores private credit’s active role in financing institutional-scale, recently renovated flagged hotels.

LXMI Capital has acquired the DoubleTree by Hilton San Antonio Airport, a 384-room hospitality asset located at 611 Northwest Loop 410 in San Antonio, Texas. The full-service hotel sits roughly two miles from San Antonio International Airport, positioning it to capture both business and leisure travelers seeking proximity to the terminal and to the broader San Antonio market.

To finance the transaction, LXMI Capital obtained a $36.4 million acquisition loan from Fortress Investment Group. The prior owner of the property was Presidian Hospitality, which had held the asset since 2019. The change in ownership marks the latest chapter in the hotel’s long operating history and follows a period of capital investment under Presidian’s tenure.

The DoubleTree by Hilton San Antonio Airport offers 384 guest rooms along with approximately 14,659 square feet of meeting and event space. This combination of room count and function space supports both transient demand and group business, including corporate meetings and social events that benefit from the hotel’s location near the airport and regional highway network.

Amenities at the property include free self-parking, an outdoor pool, and a fitness center, as well as a complimentary 24/7 shuttle service to and from San Antonio International Airport. The hotel’s 13-story tower configuration provides a concentration of rooms on a relatively compact footprint, and published room rates are noted in a range between $109 and $169.

Presidian Hospitality acquired the hotel in 2019 and immediately launched a renovation program budgeted at $10 million. Those improvements followed the asset’s earlier life cycle, as the property originally opened in 1981 under the La Mansion del Norte flag before operating under its current DoubleTree by Hilton branding.

The combination of recent renovation activity, established Hilton affiliation, and airport-adjacent location provides LXMI Capital with a stabilized, institutional-scale hospitality asset supported by a dedicated acquisition loan from Fortress Investment Group. The transaction reflects ongoing investor interest in upper-scale hotels in transportation-oriented corridors within major Texas markets.
