A phased, grocery-anchored project in a master-planned community underscores ongoing retailer and municipal support for neighborhood-scale retail despite limited pricing transparency.

Common Bond Development Group has outlined plans for its latest commercial project, a grocery-anchored shopping center within the Estrella master-planned community in Goodyear, Arizona. The development is positioned as a new retail focal point for the area, combining neighborhood-serving retail with a prominent grocery component.

The project is being advanced in collaboration with the City of Goodyear, master-plan developer Harvard Investments, and anchor tenant Sprouts Farmers Market. Together, the parties aim to establish a commercial hub that supports the surrounding residential community and complements existing amenities in Estrella.

The first phase of the center is planned to encompass approximately 35,224 square feet. This initial phase will be anchored by a 23,024-square-foot Sprouts Farmers Market, providing the primary grocery offering for the site. In addition, plans call for 9,200 square feet of inline retail space designed to accommodate multiple retailers, as well as a 3,000-square-foot standalone pad building intended for a single user.

A second phase of development is envisioned along the adjacent lake, where plans call for an additional 16,000 to 20,000 square feet of retail and restaurant space. This future phase is expected to build on the center’s initial footprint and expand the range of food and beverage options and neighborhood services at the property. Specific tenant commitments for the later phase have not yet been detailed.

Suite 6 Architecture + Planning has completed the initial design for the project. The architectural concept incorporates a maritime-inspired theme, drawing cues from the site’s lakeside setting. Design elements are intended to reflect the center’s location along Estrella Parkway at North Lake, in proximity to the Yacht Club of Estrella and the Starpointe Residents’ Club, integrating the retail environment with the community’s recreational and lifestyle amenities.

According to the current timeline, the development is targeted to begin construction in the first quarter of 2027. The phased approach, anchored by a national grocer and supported by additional inline and pad retail spaces, positions the project to serve as a daily-needs and dining destination for residents of Estrella and the surrounding Goodyear trade area once completed.
