A Fortune 500 lease alongside a city-backed reinvestment package signals that upgraded mixed-use districts in suburban Houston can still draw corporate office commitments.

Primoris Services, a Fortune 500 provider of critical infrastructure services to the utility, energy and renewables sectors, has committed to a 25,352-square-foot office lease at Sugar Land Town Square. The lease aligns with an ongoing redevelopment program at the mixed-use district that is intended to upgrade the tenant experience and reinforce the area’s appeal to corporate users in Sugar Land and the broader Greater Houston region.

The company will take the entire eighth floor at 2150 Town Square Place, with occupancy anticipated to begin in 2027. Primoris represented itself in the lease negotiations. On the ownership side, the landlord’s interests were represented by CBRE professionals Bubba Harkins, Jenny Sealy and Joel Douthit.

Primoris delivers engineering, construction and maintenance services across utility, energy and renewable infrastructure, positioning it as a key participant in critical infrastructure delivery. Its move into Sugar Land Town Square adds another corporate user to the district’s office tenant roster, which already includes CVR Energy, Industrial Info Resources and Nexus Water Group.

The lease comes as Sugar Land Town Square undergoes a substantial reinvestment initiative supported by the public sector. In 2025, the City of Sugar Land approved a $12.5 million commitment to reinvest in the property. The funding is intended to enhance the project and further elevate the experience for office tenants and other users within the district.

Stakeholders involved in the transaction and reinvestment activity describe the combined effect as supportive of Sugar Land’s economic base and the Greater Houston region more broadly. By adding a Fortune 500 tenant and deploying new capital into the environment surrounding 2150 Town Square Place, Sugar Land Town Square aims to strengthen its competitive positioning among corporate-anchored mixed-use destinations.

With Primoris joining other established office tenants at the project, Sugar Land Town Square continues to evolve as a hub for companies connected to energy and infrastructure, as well as other sectors represented in its tenant mix. The latest lease and recent municipal reinvestment are intended to create a more attractive setting for existing and prospective tenants while reinforcing the district’s long-term role in the local office market.
