Streamside RV Resorts & Campgrounds has expanded its outdoor hospitality holdings with the acquisition of Sandy Pines Campground in Kennebunkport, ME. The company, described as one of the fastest-growing owner-operators in the outdoor hospitality sector, announced that the transaction brings its national portfolio to 40 properties.
The newly acquired asset is a 46-acre coastal campground located at 277 Mills Rd. in Kennebunkport. The property was purchased through a court-approved sale process, indicating that the transaction followed a formal legal review and approval framework. Sandy Pines Campground has been positioned as a prominent destination within the local market and is described as one of the premier camping resorts in Maine.
The campground comprises a total of 224 sites, offering a mix of accommodation types aimed at a range of outdoor lodging users. According to Streamside, the site count includes 83 RV sites and 46 tent sites, as well as 66 glamping setups. The glamping inventory features safari tents, A-frame hideaway huts, and glass houses, reflecting a variety of non-traditional camping formats. In addition, the property includes 29 seasonal park models, which expand the seasonal stay capacity at the resort.
In a statement accompanying the announcement, Jen Milam, Chief Growth Officer at Streamside, said that the company had been interested in the asset for some time, citing the appeal of the Kennebunkport area. Milam characterized Sandy Pines as a well-executed resort in a strong coastal location and noted its position as a leading camping destination in the state. She also emphasized Streamside’s intent to maintain the property’s existing ties to the local community while preserving its coastal character.
Milam added that Streamside aims to ensure Sandy Pines remains a premier outdoor destination in the Northeast over the long term. The company framed the acquisition as consistent with its broader national growth strategy, with Sandy Pines joining a portfolio of similar outdoor hospitality assets across the country. No transaction price, cap rate, financing terms, or seller identity were disclosed as part of the announcement.
The acquisition underscores Streamside’s focus on scaling within the outdoor hospitality segment by adding a coastal New England resort property to its holdings. The company indicated that the long-established reputation of Sandy Pines and the draw of Kennebunkport’s location were key elements in its decision to pursue the asset through the court-approved sale process.
