MDH Partners has purchased 70 Connect III, a newly delivered industrial facility totaling 1,005,776 square feet in Greenfield, Indiana. The asset is located within the Indianapolis metropolitan area and expands the firm’s holdings in a key Midwest logistics corridor.
The property was developed on a speculative basis by Lauth and is positioned along West 350 North in the East industrial submarket. The transaction involved institutional brokerage representation, with JLL advising the seller. MDH Partners’ Director of Acquisitions, Houston Hawley, led the purchase effort on behalf of the buyer.
JLL will also oversee leasing at 70 Connect III, with a team led by Brian Buschuk and Brian Seitz. Their mandate is to bring tenants into the newly constructed facility and help establish the project within the broader Indianapolis-area distribution and logistics network.
70 Connect III is a cross-docked industrial building designed to accommodate modern bulk distribution and logistics operations. The facility provides 40-foot clear heights, supporting high-cube racking and efficient vertical storage. It is currently equipped with 108 dock-high doors, with the ability to expand that count to 216 to meet future tenant demand or multi-tenant configurations. The building also includes four drive-in doors to support flexible truck and equipment access.
The property is served by an ESFR sprinkler system and features eight-inch concrete floor slabs, a common specification for high-throughput industrial facilities that must support heavy racking, material-handling equipment, and high pallet loads. These features collectively position the building for a range of logistics, e-commerce, and supply chain users.
Site access is a notable component of the asset’s appeal. The project offers two points of ingress and egress along West 350 North, allowing for truck circulation and separation of car and truck traffic if desired by future occupants. The location is less than three miles from Interstate 70, providing east-west connectivity, and approximately ten miles from Interstate 465, the primary highway loop serving Indianapolis and its surrounding communities.
The regional transportation infrastructure further enhances the building’s distribution profile. Indianapolis International Airport and its FedEx hub are within a roughly 30-mile drive of the site, giving future tenants access to major air cargo operations in addition to interstate trucking routes. According to MDH Partners’ Houston Hawley, the firm views 70 Connect III as an opportunity to secure a high-quality industrial asset at a favorable basis in a strategic logistics submarket.
