Leasing decisions by an energy headquarters user and a major law firm reinforce demand for high-quality office towers, while new student housing delivery shows continued investor appetite for amenitized, campus-proximate assets.

Recent activity across Texas features new leasing, talent movement and student housing delivery spanning several major markets. Austin-based ECR has advanced one of its Research Analyst Program participants, promoting Stephen McMillen to the role of Brokerage Advisor. McMillen joined the firm’s program in August 2025, supporting brokerage and marketing teams with market research and tracking properties and tenants across the Austin market. With the promotion, he transitions into brokerage on a full-time basis, reflecting the firm’s use of the analyst program as a structured entry path into commercial real estate brokerage for professionals without an established book of business or extensive industry contacts.

On the corporate user front, Stream Realty Partners represented Superior Energy Services, Inc. in relocating its corporate headquarters to 8020 Katy Freeway in Houston. The firm has committed to 56,256 square feet in the 225,024-square-foot, 13-story office tower. Stream Vice Chairman David Guion and Lucian Bukowski represented Superior Energy Services in the transaction. The property is located in Houston’s Spring Branch submarket, just north of the Memorial area, and provides a multi-tenant high-rise environment for the energy company’s new headquarters footprint.

In Dallas, CBRE arranged a new office lease for law firm Carrington, Coleman, Sloman & Blumenthal, LLP at Dallas Arts Tower, a Class-A office property at 2200 Ross Ave. in downtown Dallas. The firm is relocating from Bank of America Plaza and will occupy floors 18 and 19 of the tower. CBRE’s Phil Puckett and Harlan Davis represented Carrington Coleman in lease negotiations. On the ownership side, the landlord, Fortis Property Group, LLC, was represented by JJ Leonard of Partners Real Estate and Matt Wieser of Stream Realty, highlighting a multi-firm agency lineup on the transaction.

Student housing delivery is also underway, as The Dinerstein Companies, in a joint venture with Up Campus Student Living and Harrison Street Asset Management, reported the opening of Aspire Reserve on August 1. The new student high-rise, standing 19 stories tall at a highly visible, prime corner in the Northgate district, brings 873 beds to the market across a range of layouts from studios to six-bedroom units, spanning approximately 400 to 1,900 square feet. Community amenities at Aspire Reserve include a two-story indoor and outdoor fitness and wellness center, dedicated yoga and Peloton spin studios, a golf and gaming simulator, resident game lounges, dedicated bike storage and ground-floor retail space. The opening marks the latest in high-density, amenity-rich student housing projects designed to deliver both convenience and lifestyle offerings near campus-oriented districts.
