A unit of Taiwan-based MiTAC Holdings Corp. has pre-leased the full second phase of the Campus at Bayside, a nearly 470,000-square-foot industrial development in Fremont. The commitment was reported by the Silicon Valley Business Journal and underscores demand from artificial intelligence hardware manufacturers for modern production facilities even before projects break ground.
According to the report, construction on Phase II of the Campus at Bayside has not yet started, but MiTAC’s server manufacturing business has already secured the project. The company has leased the campus’s first three buildings, which are nearing completion, effectively taking down the entirety of the available space planned in this phase. The site is being positioned as new manufacturing capacity tied to AI and cloud-related hardware.
MiTAC is described as already having a substantial footprint in Fremont. The city accounted for 75% of Silicon Valley’s advanced manufacturing leasing activity last year, based on the Business Journal’s reporting. That concentration highlights Fremont’s role as a key node for technology and AI-related production within the broader Silicon Valley industrial landscape.
The article notes that Fremont continues to draw companies focused on building AI infrastructure, reinforcing its status as a preferred location for firms requiring advanced industrial and manufacturing facilities. This latest lease at Campus at Bayside adds to a growing cluster of technology hardware users expanding in the area.
In addition to the Campus at Bayside commitment, MiTAC has recently expanded elsewhere in the city. The company has leased nearly 350,000 square feet at Fremont Technology Center, which was delivered in early 2025. That transaction, combined with the new pre-lease, reflects a sizable and ongoing ramp-up of MiTAC’s regional manufacturing platform.
More broadly, the Business Journal report frames MiTAC’s expansion as part of a wider surge in investment in the hardware that supports artificial intelligence and cloud computing. The article cites research from Gartner indicating that global technology spending is projected to reach nearly $6.4 trillion in 2026, representing a 14.2% year-over-year increase.
The rendering associated with the Campus at Bayside project is credited to 9th Street Partners. While the report focuses on MiTAC’s leasing decisions and the broader demand backdrop, it does not disclose ownership, development cost, lease terms, or rental levels for the new campus.
