Stream Lands Cummins Station Leasing Assignment
CRE Market Beat Take
Assigning a dedicated leasing team to a large adaptive reuse office and retail asset in Nashville’s Urban Core signals continued focus on positioning well-located, historic product competitively within the market.

Stream Realty Partners has been selected to handle leasing for Cummins Station, an adaptive reuse office property of more than 400,000 square feet at 209 10th Ave. S in Nashville’s Urban Core. DZL Management owns the property and has engaged Stream to lead leasing efforts across its mix of creative office and retail space.

Cummins Station was originally built as a rail terminal and warehouse before being converted into a modern commercial complex. The property has evolved into a well-known destination in Nashville, combining historic industrial architecture with updated office and retail environments designed to support contemporary workplace needs.

The building offers a wide range of office options, with suites starting at approximately 1,300 square feet and extending to spaces of more than 30,000 square feet. In addition to traditional office suites, the property provides flexible office and coworking space intended to accommodate a variety of tenant requirements and business sizes. Retail space within the project complements the office component, reinforcing its role as a mixed-use hub.

Located in Nashville’s Urban Core between Downtown and The Gulch, Cummins Station sits near the city’s major business, dining, entertainment, and hospitality destinations. This central position offers tenants access to nearby amenities and activity centers while remaining within a walkable urban environment.

Amenities at Cummins Station include ample on-site parking and a conference center available to tenants. A fitness center is currently under construction, adding to the property’s set of tenant-focused offerings. An outdoor garden area further enhances the project’s common spaces, providing additional informal gathering and relaxation areas.

Stream Realty Partners’ leasing team of Stewart Lyman, Adam Rumsey, and Ben Dotye will oversee marketing and lease-up of the property on behalf of DZL Management. Their assignment covers both the office and retail components, including traditional office suites, flexible office layouts, and coworking areas.

The new leasing assignment underscores Cummins Station’s positioning as a long-standing adaptive reuse asset within Nashville’s Urban Core, where historic structures have been repurposed to support modern office and retail demand. With a significant existing footprint and a central urban location, the property is positioned to continue serving a broad mix of tenants seeking creative office and amenitized space close to Downtown and The Gulch.
