Marcus Partners has expanded its industrial holdings with the acquisition of 6 Industrial Way in Salem, NH, adding a newly built logistics asset to its Greater Boston portfolio. The 155,000-square-foot warehouse and distribution property was sourced off-market in what the firm describes as a supply-constrained Southern New Hampshire market.
According to Chris Legocki, managing director, investments at Marcus Partners, the acquisition aligns with the company’s focus on sectors supported by long-term demand drivers, including supply chain and logistics network modernization, advanced manufacturing, and defense technology. He noted that the property strengthens the firm’s existing presence in Greater Boston while increasing its exposure to the growing Southern New Hampshire economy.
Legocki also emphasized that 6 Industrial Way is among a limited number of true class-A options within its competitive set, pointing to its combination of functionality, potential to be subdivided, and direct access to Interstate 93. The property is located approximately 0.8 miles from I-93 and about six minutes from the Massachusetts border, positioning it to serve regional distribution and manufacturing users.
Delivered in 2023, the building features modern industrial specifications, including 40-foot clear heights, 3,000 amps of power, an ESFR sprinkler system, and capacity for up to 28 dock-high doors. These characteristics are intended to accommodate a range of warehouse, distribution, and advanced manufacturing requirements.
The property is currently partially leased to a defense contractor that is headquartered in Southern New Hampshire, providing an in-place tenant tied to the defense sector. The remaining vacant space will be marketed for lease by CBRE, which has been engaged to handle leasing efforts at the site.
