Colliers has secured the exclusive leasing assignment for 25 buildings within North Market Industrial Park, a recently acquired industrial portfolio in Sacramento. The broader portfolio comprises 28 buildings in total, giving Colliers a mandate over the bulk of the property. The assets were previously known collectively as North Natomas Business Park before their acquisition and rebranding.
Vice chair Mark Demetre, VP Michael Hoo, and senior associate Nathan Miller of Colliers will lead leasing strategy and execution for the new ownership. Their role includes overseeing tenant outreach, negotiating new leases, and managing renewals on behalf of ownership. The assignment underscores Colliers’ ongoing role in Sacramento’s industrial sector, particularly across large-scale, multi-building portfolios.
The industrial portfolio spans 28 buildings totaling 1,900,000 square feet, according to Colliers. With this scale, the property represents a significant concentration of industrial space in the Sacramento market. The transaction is notable not only for its size but also for its market impact: Colliers reports that this is the largest industrial portfolio sale in Sacramento since 2017.
On the capital markets side, EVPs Brad Idleman, Kevin Moul, Bob Gilley and Andy Zighelboim of Colliers facilitated the sale of the portfolio. While the parties did not disclose financial terms, the transaction transfers a sizable industrial footprint to new ownership. The buyer group includes Blue Rise Ventures, which is identified as the owner, with DRA Advisors participating as an equity partner.
Demetre emphasized that the new ownership intends to prioritize tenant experience across the portfolio. He noted that a focus on well-maintained properties paired with responsive management can support tenant retention, encourage lease renewals and help generate new leasing activity. In his view, combining sound property fundamentals with practical, hands-on management can create value for both tenants and the ownership group in the current market environment.
The former North Natomas Business Park, now operating under the North Market Industrial Park name, will therefore continue under new ownership with a coordinated leasing and management approach led by Colliers. As the exclusive leasing team, Colliers is positioned to manage existing tenant relationships while working to attract additional industrial users to the 1.9 million-square-foot portfolio.
