Mid-America Asset Management, headquartered in Oak Brook, Illinois, has entered into a strategic partnership with Newcastle Properties, a privately held real estate investment and management company. Newcastle oversees a diversified portfolio of more than 80 properties across 23 states, totaling approximately 2.8 million square feet. The new agreement focuses on Newcastle’s retail holdings and expands Mid-America’s role as a third-party property services provider.
Under the partnership, Mid-America will assume responsibility for a group of 16 retail properties comprising approximately 810,000 square feet. The assignment is structured as a comprehensive management mandate, covering both day-to-day operations and back-office support functions. The engagement is designed to centralize management processes across the portfolio, with Mid-America taking on the full range of property-level and financial management responsibilities specified in the agreement.
Core services to be provided by Mid-America include full property management and accounting, as well as maintenance and operational support. This encompasses oversight of routine building operations, coordination with vendors, and implementation of service standards across the 16 properties. The goal is to maintain consistent performance and service delivery across the portfolio while aligning property operations with ownership objectives.
The partnership also calls for ongoing financial reporting and accounting services, enabling Newcastle to receive consolidated operating results and property-level financials from a single management platform. Mid-America will handle budgeting, income and expense tracking, and other accounting tasks tied to the assets. Vendor management is included in the scope, with Mid-America responsible for engaging, coordinating, and overseeing third-party service providers.
Tenant relations form another key component of the engagement. Mid-America’s management team will provide hands-on support for tenant communication, service requests, and issue resolution across the properties. The assignment also includes comprehensive cleaning and maintenance services to support property upkeep, appearance, and functionality for both retailers and their customers. These responsibilities are intended to help ensure a seamless experience for ownership and tenants throughout the portfolio.
For Mid-America, the partnership represents an expansion of its property management platform, adding a multi-state retail assignment to its existing book of business. By integrating these 16 assets into its full-service management model, the firm is positioned to leverage its operational infrastructure and on-the-ground teams to support Newcastle’s portfolio objectives.
