RIVANI has expanded its presence in Miami Beach with the acquisition of 404 Washington, an eight-story mixed-use office and retail property located at the gateway to the city’s South of Fifth neighborhood. The property changed hands from the Trump Group, adding another prominent asset to RIVANI’s holdings in the area.
The building, known as 404 Washington, sits at the corner of Washington Avenue and Fifth Street, a highly visible intersection at the entrance to South of Fifth. The property combines office and retail uses across nearly 61,000 square feet, positioning it as a multi-tenant destination serving both corporate users and street-level retail customers.
Originally constructed in 1995, the asset has been updated through a renovation completed in 2026. The recent work refreshes a building that has been in the market for more than two decades, and positions it to continue accommodating a mix of office and retail tenants in one of Miami Beach’s best-known neighborhoods.
The tenant roster at 404 Washington includes a number of well-known names. Office and commercial users at the property include Universal Music Group, Marriott Vacations Worldwide and 26North. On the retail and restaurant side, the building is home to Major Food Group’s HaSalon restaurant, adding a high-profile dining concept to the mix of occupants at the corner of Washington Avenue and Fifth Street.
On the capital side of the transaction, Berkadia Miami arranged financing in connection with RIVANI’s acquisition. Berkadia’s Brad Williamson, Scott Wadler and Michael Basinski, together with colleagues Mitch Sinberg, Matt Robbins and Jacob Kelly, secured a $29.5 million loan on behalf of RIVANI. BridgeInvest provided the financing for the deal, supporting the buyer’s purchase of the mixed-use property.
Commenting on the transaction, Berkadia’s Michael Basinski noted that opportunities to purchase an asset of this quality in the South of Fifth neighborhood are described as extraordinarily rare. That scarcity, he indicated, contributed to the property’s appeal for both the sponsoring buyer and the lending community that backed the deal.
