Repositioning a vacant big-box retail building into multi-tenant co-warehousing highlights adaptive reuse potential in aging single-tenant formats within the Dallas industrial market.

A former Fry’s Electronics store at the intersection of U.S. 75 and the President George Bush Turnpike has been converted into a co-warehousing facility aimed at small and growing businesses. The property, a 174,500-square-foot building, can now accommodate more than 160 companies under a flexible warehouse model.

According to reporting cited from the Dallas Business Journal, the project operates as WareSpace Plano and is organized around private warehouse suites that range from 200 to 2,000 square feet. In addition to storage and workspace, the facility includes conference rooms, shared kitchen areas and lounge spaces to support day-to-day business operations and collaboration among users.

The co-warehousing concept is described as targeting firms that have expanded beyond a home garage or self-storage unit but are not yet ready to commit to a traditional industrial lease. By grouping warehouse space, office space and shared amenities within one location, the property aims to provide a more scalable and lower-commitment option for these users compared with conventional industrial product.

WareSpace CEO Levi Cohen noted that most tenants at the facility fall into this category of companies that have outgrown smaller, informal spaces yet view a full industrial lease as overly large, complex and risky for their current stage. Shorter-term, flexible leases are part of the operating model, which is designed to reduce long-term obligations for tenants while still offering dedicated, private warehouse suites.

The building’s transition to co-warehousing follows the closure of the Fry’s Electronics store in 2021. Repurposing the location has allowed the property to be brought back into active use after the former retail operation shut down, with the new format reflecting demand from smaller occupiers and entrepreneurs needing combined storage and workspace functions.

The WareSpace Plano facility, located at 700 E. Plano Pkwy., represents the company’s fourth outpost in the Dallas-Fort Worth region. Other WareSpace locations in the area include sites in Addison, Fort Worth and North Richland Hills, indicating a broader regional footprint for this co-warehousing platform.

By retrofitting an existing big-box retail building to support multi-tenant industrial and flex-style occupancy, the project illustrates how properties can be repositioned to serve an evolving base of users. The focus on smaller suites, communal amenities and flexible lease structures is intended to align with the needs of businesses transitioning between start-up scale and more traditional industrial requirements.
