The concept positions a 58-acre former turntable at the center of what the team indicates could ultimately encompass as much as 150 acres of activity. The former industrial site is envisioned as the core of a broader mixed-use environment, anchored by a new stadium and surrounded by an entertainment-focused district.
Following the 2022 purchase of the Broncos by the Walton-Penner group, the team has examined options for a modern venue with a retractable roof and an activated neighborhood around it. According to the organization, the current plan contemplates a new stadium paired with an adjacent entertainment district that together would redefine the Burnham Yard site.
The Broncos have stated a target of opening the new stadium and at least a portion of the surrounding entertainment district by 2031. That timeline places the project on a long-range path, with stadium construction and mixed-use build-out anticipated to proceed over multiple years once formal development steps begin.
Design responsibilities for the broader neighborhood have been assigned to Tryba Architects, which is leading the master planning for the district around the proposed stadium. The stadium structure itself is being designed by Manica, a firm focused on large-scale sports and entertainment venues. Together, these design teams are shaping how the transition from rail infrastructure to a sports-anchored mixed-use environment could unfold at Burnham Yard.
The newly released visuals offer a more complete impression of how the entertainment district may be organized, highlighting activated open spaces and development surrounding the central turntable area. While details such as phasing, tenant mix, and specific building uses have not been disclosed, the renderings provide stakeholders with the clearest picture to date of how the former railyard could be transformed into a new destination.
