Stotan Industrial has purchased an approximately 20-acre site at 711 Rankin Road in Houston in an off-market transaction and is moving forward with plans for a new Class A industrial development. The project, named Stotan Crossings 45, is designed as a 345,286-square-foot warehouse facility and represents the company’s first entry into the Houston market. With this project, Stotan expands its Texas development footprint to roughly 1.8 million square feet.
The property is situated in Houston’s North submarket, providing access to several of the region’s key transportation corridors. Stotan Crossings 45 is positioned to offer connectivity to Interstate 45, the Hardy Toll Road, Beltway 8, and George Bush Intercontinental Airport, aligning the site with regional logistics and distribution routes. The location is intended to support users that depend on highway and airport proximity for their operations.
The development plan calls for replacing an existing 40,000-square-foot building on the site with a modern cross-dock industrial facility. The new building will include 68 dock positions, allowing for high-throughput loading and unloading activity. Site planning also incorporates 47 dedicated trailer parking spaces and 217 automobile parking spaces, reflecting an emphasis on truck circulation and employee or visitor access.
Stotan Crossings 45 is being designed to accommodate a range of industrial uses, including logistics, distribution, and manufacturing tenants. The project is scheduled to begin construction in the third quarter of 2026, subject to the developer’s timeline. The new facility is intended to replace older improvements with a contemporary industrial building format suited to current user requirements.
Leasing for Stotan Crossings 45 will be handled by CBRE, with a team led by Greg Holmes, Jason Dillee, and Savannah Smith overseeing marketing and tenant negotiations. ARCO Design/Build has been selected as the project’s general contractor and will be responsible for delivering the new cross-dock facility on the redeveloped site.
