DFW Airport is preparing to expand its Hyatt-branded hotel portfolio with the planned acquisition of the Hyatt Regency DFW International Airport, a full-service hotel located next to Terminal C. The airport already controls several Hyatt flags on or near the property, including the Grand Hyatt DFW and Hyatt Place DFW, as well as the Hyatt House, which is currently under construction and expected to open in summer 2027.
The latest move advanced when the board of DFW Airport’s Public Facility Improvement Corp. approved a purchase agreement for the Hyatt Regency. That approval represents a key internal step but does not by itself finalize the transaction. The deal will require additional authorizations before it can close, including final approvals from both Dallas and Fort Worth.
Under the proposed agreement, the airport would acquire the hotel asset and its leasehold interest for a price of up to $193.65 million. While ownership of the real estate and associated leasehold is expected to transfer to the airport, operating responsibilities at the property are set to remain with Hyatt, which would continue to manage the hotel following the transaction.
The Hyatt Regency DFW International Airport has changed hands in recent years. Woodbine and Castle Lake acquired the hotel in 2021, and they are identified as the ownership group in connection with the current transaction. Specific details on any financing structure, capitalization or expected closing timeline for the airport’s purchase have not been disclosed in the available information.
The airport’s bid for the Hyatt Regency comes as DFW continues to invest in its airside infrastructure. The property sits adjacent to Terminal C, where the airport recently completed the first phase of an expansion program. That initial phase delivered five rebuilt gates along with four newly constructed gates that are dedicated exclusively to American Airlines Group Inc., reflecting ongoing growth in passenger and airline activity at the terminal.
By bringing the Hyatt Regency under its control while keeping Hyatt in place as manager, DFW Airport appears to be consolidating its hotel platform around a single global brand. The acquisition would add a fourth Hyatt-flagged property to the airport’s lodging portfolio once the under-construction Hyatt House opens, increasing the airport’s direct exposure to hospitality performance at and around Terminal C. Further details, including any capital improvement plans for the hotel or changes to brand positioning, have not been outlined in the current agreement.
