Repositioning 1800 M Street with upgraded amenities and curated F&B appears to be translating into stronger lease-up, underscoring ongoing flight-to-quality dynamics in D.C.’s CBD office market.

Columbia Property Trust, Inc. has completed more than 72,000 square feet of new office and retail leasing at 1800 M Street, a recently repositioned 565,000-square-foot office tower in Washington, D.C.’s Central Business District. The activity reflects ongoing efforts to strengthen the building’s occupancy following a significant upgrade program.

Over the last two years, Columbia has secured more than 242,000 square feet of leases at the property. As a result of this volume, the 1800 M Street tower is now reported to be 83 percent leased. The owner credits the recent wave of leasing momentum to a refreshed amenity package and repositioning strategy at the asset.

Columbia has completed several enhancements aimed at improving the tenant experience and competitive standing of 1800 M Street within the Central Business District. The work includes the introduction of an expansive conference facility designed to accommodate a range of meeting and event formats, along with a new tenant lounge. In addition, the property features a reimagined rooftop terrace, with upgraded lobby and concourse levels that update the building’s arrival and circulation areas.

The repositioning also extends to ground-level retail offerings. Columbia is adding Sorn Thai, a restaurant based in McLean, Virginia, to the building’s street-level experience. Sorn Thai is expanding into Washington, D.C. with a 4,095-square-foot location at the base of 1800 M Street under a 10-year lease. The southern Thai-inspired concept is scheduled to open in February 2027, bringing a new dining option to the immediate area.

The food and beverage lineup at 1800 M Street will further expand with Sorella, a new Italian restaurant from the Balos Restaurant Group. Sorella is slated to open in spring 2027, adding another full-service restaurant to the building’s ground-floor offerings. With these additions and the recent leasing progress, Columbia is positioning 1800 M Street as a modernized office tower with refreshed amenities and a diversified mix of street-level retail in Washington, D.C.’s Central Business District.
