Harrison Street Asset Management has completed the disposition of Clearwater at Riverpark, a Class A independent living community in Oxnard. The transaction involved 136 units of senior housing and was arranged by JLL Capital Markets, which handled the sales and advisory assignment on behalf of the seller.

While JLL did not release the purchase price or the buyer’s identity, the article notes that published reports attribute the acquisition to healthcare REIT Ventas, with reported consideration of $55.7 million. The deal reflects ongoing institutional interest in high-quality senior living communities in coastal California locations.

Clearwater at Riverpark was built in 2018 within the master-planned Riverpark development and is operated by Clearwater Living. The property is positioned as a modern independent living community and is described as a Class A asset, indicating newer construction and higher-quality finishes and features, consistent with institutional-grade senior housing product.

The community totals 153,297 square feet and is located adjacent to The Collection at Riverpark, a nearby retail and entertainment destination. Its location also places it near Oxnard State Beach, providing residents access to coastal amenities as part of the broader Riverpark master-planned environment. The property has received national recognition from U.S. News & World Report, underscoring its profile within the independent living sector.

JLL Capital Markets’ Sales and Advisory team represented Harrison Street in the sale. The team was led by senior managing director Aaron Rosenzweig and senior director Dan Baker. In commenting on the transaction, Rosenzweig characterized Clearwater at Riverpark as an example of institutional-quality independent living that continues to draw premier capital in the current market environment.

According to JLL’s commentary, the combination of modern construction, stabilized operations and a coastal California location generated strong interest from a wide range of institutional investors. The depth of the buyer pool for this asset highlights demand for newer, stabilized senior housing product in well-amenitized, master-planned communities.
