A full-building lease of a newly developed, large-scale industrial facility by a single occupier reinforces investor focus on modern, high-clear distribution product in regional logistics hubs.

Colliers has secured a full-building lease at Velocity 74 Trade Center, an industrial facility at 9201 North Frontage Road in Fairland, Indiana. The transaction places a single occupier in the property and aligns a large-scale logistics user with a modern distribution asset.

Colliers | Indianapolis industrial advisory executive vice presidents Jimmy Cohoat and Jason Speckman represented the landlord, Browning Investments, in the lease negotiations. Browning Investments is described as an Indianapolis-based real estate development, construction, and management firm and serves as landlord for the property.

According to Cohoat, Velocity 74 Trade Center delivers the scale, efficiency, and flexibility that contemporary industrial users are seeking. He noted that the new lease highlights the value of well-located, high-quality distribution buildings that can accommodate evolving supply chain and distribution needs.

The facility totals 915,720 square feet and is configured as a cross-docked distribution center, supporting efficient truck circulation and goods movement. The building sits on approximately 54.6 acres, providing a sizable site for logistics operations. It also offers a 40-foot clear height, designed to support modern racking systems and high cube storage, and includes parking areas that can be expanded to meet future demand.

Velocity 74 Trade Center was developed by Browning Investments to address growing demand for up-to-date distribution and logistics space. The project is positioned to serve regional and potentially national supply chain needs as industrial users seek larger, more efficient footprints.

North Carolina-based Prime Beverage Group, a beverage contract manufacturer, has leased the entire facility. The lease establishes the company as the building’s sole tenant, positioning the property as a dedicated distribution and production-support hub for the beverage group.

Prime Beverage Group was represented in the transaction by Warren Snowdon of Foundry Commercial and Brian Zurawski of Colliers | Indianapolis. Their role focused on securing a facility with the operational scale and design features required for beverage manufacturing-related distribution needs.

With this lease, Velocity 74 Trade Center transitions from a newly developed speculative logistics asset to a fully committed, single-tenant distribution center, underscoring ongoing occupier demand for large-format, modern industrial space in the Fairland market.
