Toy Barn is preparing to launch its next and largest Phoenix-area luxury car storage project, a 205,000-square-foot, six-building garage complex planned within the 124-acre Mack Innovation Park in north Scottsdale. According to reporting cited from the Phoenix Business Journal, the development will be situated on 10 acres just off Loop 101, between Bell Road and Pima Road, and will expand the company’s existing network of vehicle storage facilities across the metro.
The project is being structured as a two-phase buildout. The initial phase, covering five acres, is scheduled to break ground in the spring of 2027 with completion targeted for the following spring. This first phase represents a $35 million capital investment and is designed to deliver 98,000 square feet of luxury garage space. Plans call for 64 individual suites along with a 6,000-square-foot community clubhouse intended to serve owners and users across the property.
A second phase on the remaining acreage could begin as early as the fall of 2027, subject to project timing and execution. When both phases are fully built out, the Mack Innovation Park location is expected to include a total of 135 garage condominiums. This configuration adds a significant new inventory of condo-style vehicle storage space to Toy Barn’s existing portfolio in the region.
Toy Barn opened its first facility in 2010 and has since expanded to multiple sites in Scottsdale, Chandler and Cave Creek. The company’s growth pipeline also includes a 138,000-square-foot facility in the Dove Valley area, which is slated to open in October. That 91-suite complex is reported to be 85% sold out ahead of its delivery, indicating strong pre-completion demand for this type of specialty storage product.
DLR Group has been engaged as the architect for the north Scottsdale project at Mack Innovation Park. With the new development planned as Toy Barn’s eighth and largest Phoenix-area location, the company is further solidifying its presence in the regional market for high-end, condominium-style car storage.
