Luckin Coffee has committed to a 10-year retail lease with Olmstead Properties at 180 Varick St., taking 1,200 square feet at the base of the historic Hudson Square office building. The new storefront will succeed a long-running neighborhood pizzeria and deli that operated in the same space for more than four decades before the original owner retired.

Olmstead Properties handled the transaction in-house, with Steven Marvin representing the ownership in the lease with Luckin Coffee. Marvin noted that the incoming tenant aligns with the landlord’s strategy for enhancing the amenity mix at 180 Varick St. as Hudson Square continues to evolve as a prominent office district within Manhattan. He described Luckin Coffee as the type of retailer the ownership was targeting for the property, emphasizing its focus on convenience and a modern coffee experience.

The lease brings one of the country’s fastest-growing coffee brands into a ground-floor position at a well-established office asset, reinforcing the role of food and beverage operators as key drivers of tenant and neighborhood activation. With the pizzeria and deli’s long tenure at the location, the transition to a new national coffee concept underscores a shift in retail composition while maintaining a service-oriented use that caters to both office occupiers and local residents.

180 Varick St. has longstanding ownership stability, having remained in the same family for generations. The Rosenblatt family has owned the property since it was developed in the 1920s by the great-grandfather of Sam Rosenblatt, making it Olmstead Properties’ longest-held asset. That extended hold period under a single ownership group provides continuity for both tenants and the surrounding community as the Hudson Square neighborhood continues to modernize and densify its office and amenity offerings.

By adding Luckin Coffee to the ground-floor retail lineup, ownership is seeking to align the property’s street presence with current tenant expectations for convenience-oriented amenities. The new lease also illustrates how established office buildings in evolving districts can refresh their ground-floor merchandising strategy while maintaining stable long-term ownership and positioning.
