The Wellington Resort in Newport, RI has been brought to market with an asking price of $55 million, according to information cited from the Providence Business Journal. The waterfront hospitality property is being marketed for sale by Gustave White Sotheby’s International Realty.
The resort is located at 551 Thames Street, at the intersection of Thames Street and Wellington Avenue in one of Newport’s waterfront corridors. The site spans 5.27 acres and is currently improved with four buildings containing 52 two-bedroom suites.
The Newport zoning board has granted approvals that would allow the resort to be converted from its existing configuration into 152 traditional one-bedroom hotel units. Listing materials characterize this entitlement as creating a rare opportunity to increase density and expand future development potential on the property.
The resort was originally constructed in 1985 and previously operated as a timeshare destination. That structure remained in place until 2021, when the last of the timeshare agreements was dissolved, clearing the way for a different format of hospitality use under the new entitlements.
Paolino Properties, a Providence-based real estate firm, is identified as the owner of the Wellington Resort. The offering gives prospective buyers control of an established waterfront site in a well-known New England leisure market with approvals in place for a higher-unit-count hotel concept.
Onsite amenities at the resort include both indoor and outdoor swimming pools, tennis courts, and a fitness center. Parking is provided via 208 onsite spaces, supporting the current two-bedroom suite layout and potential future hotel configuration.
