Advancing Bevel through design and entitlements while The Eight is 90% leased signals that select downtown Bellevue office projects can still attract capital and tenants when differentiated by sustainability.

Skanska is moving forward with Bevel, a planned mass-timber office tower in downtown Bellevue, sharing an updated look at the project as it advances through the city approval process. The proposed development is designed as a 12-story office building that will add a modern, sustainable workplace option to the downtown Bellevue skyline.

The project is currently in the architectural design and entitlement phase with the City of Bellevue. Skanska and its design team, including Mithun and Waugh Thistleton, continue to refine the building program and architecture as they work through planning and approvals. The focus of the collaboration is to deliver a commercial office property that leverages mass-timber construction and aligns with contemporary sustainability objectives.

Bevel is planned for a site at the corner of 106th Ave. NE and NE 9th Pl. in downtown Bellevue. As currently envisioned, the building would provide approximately 200,000 square feet of office space designed as a workplace environment for a single headquarters user or multiple tenants. The location positions the project within the core of downtown Bellevue’s business district.

The site sits directly adjacent to The Eight, Skanska’s recently completed office tower in Bellevue. According to the company, The Eight is currently 90% leased, providing a nearby point of reference for Class A office performance in the immediate area. The adjacency of Bevel to The Eight creates a cluster of Skanska-developed office product within a tight downtown footprint.

Upon completion, Skanska expects Bevel to rank among the tallest mass-timber office towers in the United States. The project is also positioned as one of the most significant commercial mass-timber office developments in the broader commercial real estate industry, underscoring the growing role of low-carbon building materials and construction methods in new office supply.

Commenting on the project, Charlie Foushée, Executive Vice President and Regional Manager for Skanska USA Commercial Development’s Seattle market, framed Bevel as a platform for a future office user. He noted that, building on the performance of The Eight and what he characterized as a strong Eastside market, Bevel offers the possibility for a future partner to establish a new world-class office or headquarters across the tower’s floors.

For now, Bevel remains in the pre-construction phase as design work, entitlement progress, and coordination with project partners continue. No additional details on project timeline, construction start, delivery date, or capital structure were disclosed in the announcement.
