A healthcare-anchored mixed-use program in a fast-growing corridor suggests investors remain willing to fund service-oriented retail and medical space tied to population expansion rather than discretionary retail.

Diversified Partners is moving forward with a new mixed-use development on a 24-acre site at the southeast corner of Ironwood Road and Ranch Road in San Tan Valley. The project is planned to combine healthcare and retail uses in a single destination serving the area’s growing residential base.

The plan calls for approximately 25,000 square feet of retail space, with opportunities for a range of commercial users. Spaces are being marketed for retail, restaurant, ground lease, and build-to-suit tenants, reflecting a flexible approach to accommodating different operational needs and formats.

A key component of the development is an approximately 50,000-square-foot medical building, which is under contract with OrthoArizona. This medical facility is expected to anchor the project’s healthcare offering, positioning the site as a hub for clinical services alongside daily-needs and dining options.

Site planning envisions multiple shop buildings to house smaller retailers and service providers, supporting a mix of neighborhood-oriented uses. A hard corner pad at the intersection is being planned with drive-thru potential, creating visibility and access for a user that benefits from high traffic and convenient ingress and egress.

Two additional pad sites are also included in the concept, providing room for future users that may seek standalone buildings or custom build-to-suit solutions. Together with the medical building, these pads and shop spaces are designed to create a multi-tenant environment that can adapt as tenant demand evolves.

The development is located along Ironwood Road within what is described as one of Arizona’s most active growth corridors. It is also situated in Pinal County, noted in the source as the nation’s second-fastest-growing county, underscoring the demographic expansion underpinning demand for new retail, dining, and healthcare services.

Diversified Partners’ leadership highlighted the sustained residential growth in the surrounding community and emphasized the goal of establishing a destination that addresses this rising demand. The project is framed as a long-term opportunity for businesses seeking to expand and align with the area’s ongoing population and housing gains.
